Plumbing is something buyers and sellers pay little mind to… unless there
is a malfunction. When inspecting plumbing systems, the FSHI team will do
everything but get into the pipes themselves. We’ll check the systems bringing
water in and those taking water and waste out.
We look at toilets, sinks,
washing machines, dishwashers, drains and bathtubs. We know that leaks and
overflows can happen for a number
of reasons, many of them hidden to the
untrained eye. Problems and defects we find can include worn-out or outdated
materials, poorly
fitting fixtures, imminent failure, limited function and
no flow.
Mold and mildew are natural organisms that are found everywhere, especially
within the moist South Florida environment. Some molds
are harmless,
but others can create health concerns such as allergies and respiratory
infections, causing special concerns for the elderly, children
and anyone with a compromised immune system. Our FSHI team is experienced
in finding and identifying the source of toxic mold
in or around
your home (it can be anywhere from wood and carpet to paper and
food). When and if we do find toxic mold, we are careful to focus
on solving the problem rather than creating panic.

The FSHI Team will inspect all electrical systems and components, from service panels, breakers and wiring to connections, plugs and outlets. Whereas many home defects or damage we find may be more of a nuisance than anything else, problems that are electrical in nature pose a higher potential of danger and must be discovered and remedied without delay. Common problems we might find include loose outlets, exposed wires, inadequate distribution systems, insufficient capacity, rusted or exposed panels or imminent failure.
Age and condition play a big role in evaluating the structural quality
of your home, office or building. The FSHI team will test for what
is known as “structural integrity.” We will look at the quality of the construction
and the ability of the structure to function as intended. Damage
or structural compromise can be caused by anything from water in the foundation
to a leaky roof to something as simple as improperly caulked windows and
doors.
Minor damage means repairs should be made sooner rather than
later,
but that the house will not likely collapse in the immediate
future.
Heavier structural damage must, on the other hand, be
identified and remedied
without delay.
All that separates us from the elements is our roof. Whether by
climbing
and mounting or through visual means, the FSHI team
will evaluate
the condition of your structure’s roof, with an inspection
of all
related and connected materials and components. This includes checking for
leakage or the chance of leakage, assessing the viability
of existing materials,
checking the ceilings of rooms immediately
under the roof’s surface
and evaluating the capabilities of the roof drainage system.
A properly-trained
and experienced home inspector will thoroughly examine a home’s
physical structure from roof to foundation (top
to bottom) and back up again.
